The Ludham Undercroft Project is a collaborative regeneration scheme seeking to bring back into use and safeguard a public asset for long-term use, turning a vacant car park below a social housing estate into a piece of civic infrastructure that responds to the local context and needs of Gospel Oak.

Gospel Oak has been within the Camden Plan 2017 as a priority area due to high levels of relative deprivation relating to health, income and employability. The Ludham Undercroft had laid almost completely vacant for over 40 years when the London School of Mosaic moved there in 2017.

As well as being an independent art school providing educational opportunities at many levels in Mosaic Studies, they provide affordable workspace for local artists and organisations, extensive community outreach with vulnerable individuals and groups and are commissioned to create mosaics in the public realm. The extension of the London School of Mosaic provides an opportunity to support and expand upon the work being done at the school already.

The LSoM have worked hard over the course of two years to build extensive relationships with their neighbours including the residents of Ludham and Waxham estates. Through providing open sessions such as free weekly mosaic classes for residents, aimed at parents and children, the LSoM have created a community forum, enabling them to gain the trust of their neighbours and in essence, become the guardians of the Ludham Undercroft. The Ludham Undercroft proposal seeks to find a way to safeguard and bring a public asset back into use as a multifaceted enterprise providing affordable workspace for a variety of creative individuals and local organisations. It has the potential to be a new type of civic space, embedded within a residential development, that directly responds to the needs of the area.


Ludham Undercroft is an artist studios and community spaces development in Camden, North London. When it it will open in summer 2021 spaces will be created for over 100 users in what was formerly an unused undercroft car park. The spaces will be for artists, makers and community arts organisations who will deliver activities for the local community.

The project started in 2018 with a first proposal put to the Greater London Authority for selection
to be part of their Good Growth Fund projects portfolio. The project secured final stage
funder through the GLA with support of Camden Council in March 2020.

Camden started clearing out the garages at Ludham in August 2020. The construction works will commence in xxxxx 2021 and they are due to competition in xxxx 2022. The new studios and workshops areas will be inaugurated in xxxx

The construction works will mostly focus on the refurbishment of the internal spaces of the undercroft. The noise will be kept to a minimum and contractors will respect the general construction work restriction for the city of London, which are the following hours: Monday to Friday 8am to 6pm. Saturdays 8am to 1pm. Work won't take place on Sundays and bank holidays.
The works will last for a total of approximately 10 months.
One of the partner projects for the Undercroft is Urban Xtra Radio, a community radio station currently based in Canning Town but originally from Islington. They work with Camden Against Violence and run a Youth Room radio show. They are potentially looking to lease one of the single/double garages in order to create a radio station and set up a recording studio in Ludham Undercroft.
The recording studio will host the day to day radio programmes. It is not confirmed - it is an intention - emphasise it is a good thing
The radio studio will be constructed following all necessary soundproofing design requirements and . Where necessary the studios will be constructed in such a way to absorb sounds via all adequate insulation systems, to ensure no noise in transferred to the above flats. No impact on residents
The undercroft will see a number of new organisations and individuals using the future studio spaces to develop their practice and community offer. The undercroft will be able to provide 465sqm of studios space and at least 259sqm of shared workspace.
This can sum up to 15-30 studios, used by 60-80 local artists. The future tenants are likely to be artists and makers working with different materials and mediums, but all within small, medium-small scale production. To avoid in any circumstance a build up of fumes or vapours the design for the undercroft will enable constant natural ventilation for each studio. Furthermore, artists and future tenants will be required to respect specific restrictions and etiquette in the up-keeping of their studios. Mitigating factors needs to be put in place by particularly polluting artists - we don't know nature of who will be using the space
The undercroft re-development will see a mix of spaces and activities such as mosaic and ceramic workshops, artist and craft studios and community and youth-led organisations. Some of the project existing partners are the Sir Hubert Von Herkomer Foundation, Camden Against Violence, Urban Xtra Radio, Little Hands Designs, Bright Sparks and more. The undercroft space will also support the existing programme of London School of Mosaic, creating affordable workspace for local artists and organisations and supporting further extensive community outreach with vulnerable individuals and groups in the local area. The extension of LSoM provides an opportunity to support and expand upon the work being done at the school already.
